Booking Policy

1. An Interested person can book Bed/Room by paying a nominal fee, which is adjusted in the security deposit amount when the renter moves in. The token amount is NOT REFUNDABLE in the event that the tenant changes the plan or cancels the reservation and does not pay the remaining balance (rent and deposit) within 48 hours.

2. Our monthly billing cycle start from 1st of every month irrespective of move-in date. We make all contract for 11months, in case tenant want to vacate during this period, he/she can vacate the property by serving 30 days’ notice period. (except the lock-in period mentioned)

3. As per the recent notification issued in 53rd GST Council meeting, notification No. 04/2024-Central Tax(Rate), following entries have been inserted “supply of accommodation services having value of supply less than or equal to twenty thousand rupees per person per month provided that the accommodation service is supplied for a minimum continuous period of ninety days”. So as per GST rule monthly rental exceeding 20,000 per tenant will attract GST on their monthly rental invoice, In any case anyone vacate the property within 90 days then retrospective GST will be charged in the last Invoice or deducted from the security amount as per GST rule.

General Policy

1. As per our company policy the timing for check-in and check-out is between 10:00 AM to 7:00 PM.

2. We treat all of our employees with dignity and respect, It is expected from tenant to uphold it.

3. We provide co-living spaces and not a service apartment, so we do not promise to provide household items in brand new condition.

4. We do not permit any tenant to invite any member of the opposite gender in the premises. Any kinds of Internal dispute/fight among the tenant should be resolved among the flat mates.

5. Any service related issue can be raised only by raising service ticket using our online dashboard. We are not responsible to resolve any complaint through sms, WhatsApp or phone calls.

Rental Policy

1. For current tenants, the rent must be strictly paid in advance by the fifth day of the calendar month. Before moving in, new tenants must pay the security deposit and the current month's rent in full.

3. From the fifth to the tenth of the month: Rs. 500 + GST Following the tenth of the month: Rs. 100/-plus GST for each day when the payment is overdue. If the rent is not received by the fifteenth of the month, there may be an instant, without warning, eviction.

Exit Notice

1. We have a policy that states that in all cases, a 30-day notice period is required and cannot be waived. The tenant may vacate the property whenever it is most convenient for them, provided that they have no personal obligations that need them to depart before the agreed-upon move-out date. Rent will be charged according to the notice period, though, and if it is not paid for the days that remain, the security deposit will be used to cover the full amount of the rent invoice, each person's portion of the power bill, and any applicable late fees.

2. Additionally, we have a lock-in period of at least one month each policy. Nonetheless, a 3 / 6 / 11 month lock-in period is required in some housing societies. In such a scenario, the renter would either have to pay the company's monetary losses for the early departure or serve notice in accordance with the terms of the agreed agreement.

3. Tenants are expected to return the keys to the property and wardrobe at the time of exit. In case we do not find the set of keys at the time of exit inspection, we will proceed further with creating a new set of keys and the charges will be deducted as per tenancy policy terms.

Refund Terms

1. Tenants are expected to treat the property, including the furnishings and appliances, with the same consideration and care as they would their own possessions. The state of the property must be preserved in a manner that is consistent with their initial move-in condition. Should any damages come to light during the departure inspection, the security deposit will be used to pay the cost of repairs. We work with service providers who have their own deadlines for repairs in order to speed up the process. To avoid any needless delays in repaying deposits to our tenants, we don't wait for these vendors to complete repairs. We will apply minimum charges for damages based on the nature of the damage in order to make sure that tenants have a more seamless experience and to avoid interfering with their return plans.

2. In case tenant fails to give 30 days’ notice, we will take one month’s rent from the security deposite.

3. Any penalties for late payments, unpaid utility bills, fees for using the society clubhouse and parking, additional fees for breaking the conditions of the lease, and fees assessed for damage to the property, furnishings, appliances, and fixtures that the renter causes, based on the actuals and as agreed upon by accepting the terms of the lease.

House Rules

1. Local rules mandate that you keep the TV, music, and noise levels down. Kindly remember to show your neighbors some courtesy by minimizing noise after 8 o'clock at night.

2. Tenants are not allowed to let guests of the other gender stay in the residence. Family members are allowed to visit the apartment between 11 a.m. and 7 p.m. with OLESTAYS's prior written consent. If a guest is discovered spending the night in the flat, this policy will be broken, and the responsible tenant will be penalized with one month's rent, which will come out of their security deposit.

3. Sharing the home and room with other tenants would be your responsibility as a renter. At all times, please treat your fellow renters with respect and consideration. As long as no significant hardship is being caused or house rules are being broken, we do not plan to interfere with your daily activities.

4. OLESTAYS shall maintain an extra key to the property and room for maintenance purposes and/or to exhibit the premises to potential tenants. All tenants are hereby instructed to keep their valuables locked within the cupboards and to never leave them alone. Tenant releases and agrees not to hold HomeOwner, OLESTAYS, and its vendors/service partners accountable for any loss, damage, or theft.

5. It is expected of tenants to take responsibility for the home. Never leave any electrical or electronic devices on the bed alone or plugged into a power outlet. Certain devices produce heat that, if it comes into touch with fabric or another highly flammable substance, could ignite a fire.

6. Tenants are supposed to split up and pay for any community or celebration-related contributions or fees that are requested by the local community organizations or society. OLESTAYS disclaims all liability, responsibility, and involvement in such circumstance.

7. We have furniture and appliances in our home. Tenants are in charge of keeping these maintained. The price of any appliance maintenance or repairs is not covered by OLESTAYS.

8.When you move in, you will receive a set of house keys (main door key and wardrobe key only). Take care not to misplace them. If so, each additional key will set you back Rs. 500. Regardless of the type of room chosen, we highly advise residents not to lock bedroom doors because the apartment is configured as communal accommodation. Tenants who restrict access to their rooms and lock their bedroom doors, causing pain to other tenants or our support staff, may be fined Rs. 1000/-.

9.Dumping WET and DRY garbage together is a serious and punishable crime, according to the Supreme Court and the Ministry of Environment and Forests. We ask that each renter maintain two distinct garbage bags for dry and moist waste and take responsibility for the situation. If the society reports non-compliance, there would be a penalty of Rs. 1000 per occasion and the real fine imposed by the society.

10. The laws of the respective community also bind tenants. Any violation of the rules will result in immediate eviction and associated sanctions from the society.
